A lot of people beg to differ, including my roommates. Just doesn't do it for me. Rum and coke is just too good.

Portion of income is split jointly... the rest is for personal. That's how my parents did it.

Dad went out and bought a boat one day and it didnt bother my mom since he had spent his own money. Then my mom bought a Jag and it was the same deal. Joint account was used for saving up for a down payment on a house. And other family expenses as well as a safety net.

I think they did something like 65% of income after taxes get put in the joint account. The rest is up to you.

All sounds like its easy enough..just the first time I heard joint accounts I was like..I'm sorry what and just shot it down, never thought about splitting it but it all makes sense..thanks everyone who threw that idea out there

Yeah, my girlfriend did the same thing the first time we had the talk. I just backed off, told her it needed to be discussed when she was ready to be reasonable. Did the trick once you get to sit down, hash it out, and see what will work the best for your situation.

She's also coming from a household that has never had a mortgage or any debt, so she's never had to see anyone actually work out a real budget and finances.

Long story short, I haven't had to opportunity to save for a down payment. Coupled with the possibility of having to relocate for work and not being married.

I rent with guys from college, I haven't matured to where I don't like having bros around all the time.

Def not married yet..she wants to cosign with her dad... Which I'm fine with... As soon as I graduated I moved in with the lady.... Due to the market being lower than normal..we're leaning towards buying a house....but well wait till our lease is up for the apartment and it will be summer which it's hot as balls...so the market is usually lower than cause everyone leaves

My first house in orange county is two story. Three bedroom in irvine .ca. valued at 660k or so was the last appraisal last year before I had my sunroom built. So probably near the 710k range meow.

Second house I'm lookin at SLO in ca. With lots of land. Maybe around 40 acres.. more would be preferable.

I bought my first house because I wanted to increase my equity. I purchased it and currently rent it to my old college roommates. I don't make much of a profit as anything extra gets kicked towards the principle.

I did it because I wanted to start owning my home and have it paid off before I was 35. Really that simple. Plus I'm in primo real estate territory and the value will only increase later on should I want to sell. There's nothing telling me not to buy.

What was the down payment if you can say... Like 3%, 5%, etc ..I keep hearing different stories I guess it depends on the loan type but ya like I said in the other thread, in the summer it's prime time to get a house causes all the snowbirds leave and the market slows a lot...just hard to find the right place

Also, the housing prices are high in my area. Not as bad as SoCal or Long Island but there is a large twin two blocks from my rental on .1 acres and they are asking $459,900. A couple blocks further and there is a similar sized twin with .05 acres for $435,000.

For $450,000 I better not being able to see my neighbors house. I need to move back to Lancaster County.

For real... Fuck I was looking at a $60k home the other day...

To be honest I don't really think buying a house when your younger and single is something that is so needed. I hate mother fuckers who jump all on house buying dick and laugh at people who rent.

The argument that it's a waist of money when you could be paying toward a house is stupid. There is tons of factors that come into plan with owning a house etc. When renting it's not your problem you just pay each month. That money isn't a waist cause it covers you living there each month duh. Plus i don't want to be buying a house without my wife etc. My ideal house might not be hers. You never know you might get stuck and unable to sell the house quickly so meow your paying on a house and wherever else your living. You may need to move across the country, you can't just pack up and sell a house etc etc... A house is a serious investment and the whole shit about getting it paid off early in life is kinda silly to me. My brother has that idea in his head, he's still living at home at 29 years old cause he's saving to buy a house. I'd rather have lived on my own then be at home all my 20s. Just fucking move out already lol!

Yeah, $150,000 in my area is a foreclosed 1,000 square foot twin with no land that needs work before you move in.

Where I grew up that will get you a ranch in the same condition with .25 to .5 acres that needs work before you move in.


$60,000 won't get you a lot. I don't mean "a lot of house", I mean "a piece of land to build on".

South Chicago the realestate is... Cheap. But the house i was looking at is in a decent neighborhood but i wouldn't raise a family there etc. At that pricepoint It makes sense to buy and own then rent later when you upgrade.

I don't care about land as much...just the house with a garage is what I'm aiming for mainly not a two story since it would take forever to cool down the house in summer and a 3 bedroom at minimum

My down payment was 90k. I had pretty shifty credit when I purchased. Got it at 4.7% for 28 years (which is essentially rape).

I kept building on my house. Got a reappraisal and refinanced.

Its supposed to be cash monies... liquid assets. It hurts your chances to get the mortgage significantly if you had to get a loan for the down payment.


I just got an under the table loan from a family friend. Hes 85% paid off.

I owned quite a few houses back in NYC under a LLC holding company, including the one I lived in. Forced to sell some to payoff debts and back taxes, and I defaulted on one, and I've still got a co-op there.

My credit survived pretty much unscathed. Last year I purchased the house I'm currently living at. $50k down, $240k sales price. It's a fixer upper, but I've got 3000 sq ft, and half an acre of land. All in a nice convenient area, close to everything. Extras include an inground pool, BBQ island, and 2 RV parking spots. I've literally had 10 cars over without running out of spots, or forcing people to park on the street.

I'm a staunch supporter of buying versus renting. The main reason being, paying towards equity in the long run is more profitable than renting as a financial liability. But really, you've gotta look at a piece's property and determine equity growing potential before deciding to rent or buy. For example, you want to open up a KFC in the ghettos, it will be profitable no doubt, but the value of the land will be questionable. Your best bet is to rent a commercial property for your KFC. If your budget only affords you monthly payments in a questionable neighborhood, it may make more sense to rent if you don't plan to live there more than a couple of years.

But the downside of renting is having to sign long leases to lock in rates, and they still go up regardless, and at the end of the lease you have your security deposit (if you're lucky, most landlords will rape you on dumb shit with this). Even if you manage to get back your full deposit, it's probably not enough for deposit at a new place at current market value.

Rule of thumb, appreciating assets = BUY
Depreciating assets = Rent
Life is simple, you make choices, you don't look back.

I got on my Mom's case last night about getting TurboTax or whatever she uses for my Dad's business, so I can get my taxes done. Probably going to be a rollbar and tires, but it might just be summer tires and more money saved.
